Commercial carpet cleaning from Continental.
Carpet ages from the traffic lanes outward. The path from the elevator to the reception desk greys first, then the aisle past the copier, then the doorway of every conference room. Left alone, those lanes set the impression of the whole suite. Continental keeps carpet on a cleaning program that catches the lanes before they show, protects the fiber and stretches the years before a costly replacement.
Carpet care sits inside the same program as your nightly cleaning and floor care, so the vacuuming, the spot work and the deep extraction all follow one plan rather than three vendors’ calendars.
Two methods, one program
Hot water extraction is the restorative step. Heated solution goes deep into the pile, loosens embedded soil and is pulled back out with strong suction, leaving the carpet visibly brighter. It takes longer to dry, so it runs on evenings and weekends when the space is empty.
Low-moisture interim cleaning works between extractions. An encapsulating solution is brushed into the traffic lanes, binds the surface soil and is vacuumed away once dry, often within an hour or two. It keeps busy paths looking even without shutting a floor down for the night.
Used together, the two methods do more than either alone. Interim visits hold the appearance steady, and extraction resets the carpet on a longer cycle.
How often each area gets attention
Traffic sets the calendar. Carpet makers generally suggest hot water extraction once a year for light-traffic areas such as private offices, twice a year for moderate traffic and four times a year for heavy traffic, with interim cleaning added monthly or weekly in the busiest zones.
On a typical floor, private offices sit on the annual cycle, open work areas and conference rooms move to twice a year, and elevator lobbies, reception areas and main corridors get quarterly extraction with interim passes between. Walk-off mats at entrances take the first hit and are cleaned on the shortest cycle of all.
Spots are a different job. Coffee, toner and tracked-in grease come out best when caught early, so the nightly janitorial crew flags fresh spots and the porter or carpet technician treats them before they set.
Carpeted spaces across the property types we serve
Multi-tenant office towers in San Francisco and downtown Oakland carry carpet through suites, corridors and elevator landings, and those landings show wear first. Suburban office parks in Pleasanton, San Ramon and Roseville often have carpeted suites over long, open floor plates that respond well to interim cleaning between extractions.
At apartment communities, clubhouse lounges, leasing offices and interior hallways set the tone for every tour, so carpet gets cleaned ahead of the busy leasing months. Medical office buildings tend to carpet waiting rooms and administrative areas, where spills and rolling chairs leave their own patterns.
In Reno, Sparks and Carson City, dry, dusty winds carry fine grit into entrances, which makes walk-off mats and entry-zone carpet the first priority on the cleaning calendar.
What carpet cleaning costs in the region
Commercial carpet cleaning is priced per square foot for each cleaning. Across our area, extraction typically runs $0.18 to $0.44 a square foot as of 2026, with Nevada and Central Valley properties at the lower end and Peninsula and South Bay buildings at the top. Large open floors with light soil start near $0.10, and small, heavily soiled rooms reach $0.65.
A worked example: 14,000 square feet of carpeted suites in a Pleasanton office building, extracted at $0.28, comes to $3,920 per cleaning. On a twice-yearly schedule that is $7,840 a year, and adding monthly interim passes on the 3,000 square feet of main corridors keeps the busiest areas even between visits.
Carpeted footage and frequency drive most of the price. After that come soil level and stains, furniture the crew has to move, access hours and drying time before tenants return. A program that pairs interim cleaning with scheduled extraction usually costs less over the year than waiting until the carpet needs a rescue.
Getting a carpet program started
We walk the carpeted areas with you, mark the traffic lanes and note the problem spots and any manufacturer care requirements. The written quote lists each area, its method and its cycle, so you can see exactly where the budget goes.
From there the work runs quietly in the background, on nights and weekends, coordinated with your janitorial services and reported through your one point of contact.
A few useful answers
Common questions.
How long before tenants can walk on the carpet after extraction?
Usually a few hours with good airflow. We schedule extraction for evenings or weekends and run air movers where needed, so suites are dry and ready by the next business day.
Is low-moisture cleaning enough without extraction?
Not on its own. Interim cleaning keeps traffic lanes looking even, but embedded soil builds up over time, so a scheduled extraction cycle stays in the plan.
Can carpet tiles in our suites be cleaned the same way?
Yes. Carpet tiles take the same extraction and interim methods, and badly stained tiles can be swapped by your flooring vendor while the rest of the floor is cleaned.
Will cleaning affect our carpet warranty?
Many commercial carpet warranties expect regular professional cleaning. We follow the care method your manufacturer specifies and keep a record of each visit for your files.
Which areas should we budget for first?
Entrances, elevator lobbies and main corridors. They take the most traffic and shape the first impression, so they gain the most from frequent attention.
