Pressure washing for a commercial property

Pressure washing from Continental.

Gum, grime, stains and weathering build up on the hardscape tenants and customers walk across every day. Regular pressure washing brings entries, walkways and plazas back to clean.

We wash sidewalks and entry plazas, building fronts, loading areas, dumpster enclosures, drive-throughs and parking structures, on a recurring schedule or as a one-time refresh.

Pair pressure washing with parking lot sweeping and grounds care for an exterior that matches the quality inside.

Porter rounds and sweeping hold the result between washes.

Hardscape areas and what each needs

Entries and sidewalks collect gum, drink spills and tracked grime, and visitors see them first. Plazas and courtyards gather leaf stains and residue around seating and planters. Dumpster enclosures build up grease and odor that spread to nearby walkways when left alone. Loading areas and drive-throughs collect oil and tire marks. Building fronts weather slowly, which is why they sit on a longer cycle than the ground in front of them.

Each of those areas gets its own frequency in the plan. Entries at a busy retail center sit at the top of the schedule, enclosures and loading docks follow, and facades come around on a longer rotation. Grouping areas this way lets one visit cover what is due without rewashing surfaces that still look clean.

Exterior washing across property types

Property type shapes the program. Retail centers in Roseville or San Jose see daily foot traffic on storefront walkways and need entries washed often. Distribution centers in Stockton, Sparks or Fernley focus on loading areas and dumpster enclosures. Office plazas in Walnut Creek and downtown Oakland need clean entries and courtyards that match the lobbies behind them.

Washing works best as part of a full exterior plan. Sweeping keeps loose debris off the hardscape between washes, porter rounds catch spills before they set, and grounds crews keep planter debris off the walkways. Our exterior upkeep schedule guide lays out how the pieces fit on one calendar, and parking lot sweeping covers the lot itself.

What does commercial pressure washing cost?

Most commercial hardscape washing in our area prices between $0.17 and $0.47 a square foot per visit, based on 2026 market data, with Carson City and Reno properties near the bottom and Peninsula and South Bay sites near the top. Large, open concrete with light soiling prices below that band, and gum-heavy entries, stained dumpster pads and detailed facade work can reach $1.00.

A worked example: a Roseville retail frontage with 3,800 square feet of sidewalk and entry plaza, washed monthly at $0.26, comes to $988 per visit, or $11,856 over a year. Switch to quarterly washing and the annual figure falls to $3,952, though gum and stains have longer to set between visits.

Surface condition matters most. Fresh grime lifts quickly, while years of gum, oil and drink stains need pretreatment, hot water and slower passes. Protecting nearby storm drains from the rinse water adds setup time, especially at loading areas and dumpster enclosures where grease builds up. Access shapes the price too: sidewalks in busy districts have to be done before shops open, parking structures with ramps and low ceilings slow the rig down, and building fronts above reach need lifts. A recurring schedule usually costs less per visit than a one-time cleanup of a neglected site. After the property walkthrough, the written quote lists each surface, its square footage and how often it gets washed.

A few useful answers

Common questions.

How often should we pressure wash?

Monthly or quarterly suits most entries, and building fronts can go longer.

Do you remove gum?

Yes, gum removal is part of our hardscape cleaning.

Can you work early in the morning?

Yes, we schedule exterior work to avoid tenant traffic.

Can you wash parking structures?

Yes, along with loading areas, drive-throughs and dumpster enclosures.

Is pressure washing available as a one-time refresh?

Yes. A full refresh is a good start, and a recurring schedule then keeps the result.

What should we prepare before a pressure washing quote?

A site map or list of the areas you want washed, any stubborn stains or gum problems, and the hours when walkways and loading areas are quietest.

Can washing be timed ahead of a grand opening or property tour?

Yes. A wash of entries, plazas and building fronts is scheduled before the date so the property looks sharp when visitors arrive.
