Ranges on this page reflect regional market pricing and published rate surveys as of 2026. Each one has three parts: a low figure where light, simple plans begin, a typical band where most commercial properties land, and a high figure where demanding buildings go.
Your own number comes from the property. Continental walks the building with you, measures the cleanable area, notes traffic and access hours, and sends a written quote that prices each service on its own line. That quote is what you set against the ranges below.
Recurring janitorial work is priced per square foot each month. On a five-night program the typical band runs $0.14 to $0.25 a square foot monthly. Light plans in simple buildings begin near $0.09, and high-traffic towers with detailed standards climb to $0.46. Carson City sits at the bottom of the region and Mountain View at the top.
Property type moves the figure too. Medical office buildings run 20% to 50% above the office band, because exam rooms, restrooms and waiting areas take disinfection and detail work every night. Retail centers land at or slightly below office rates. Our office cleaning frequency standards show what a five-night program actually covers.
Porters are billed by the hour, and most programs in our area land between $31 and $47 a porter-hour. A simple route in one building starts close to $28, while complex towers and short-notice shifts reach $57. The monthly figure is the scheduled hours multiplied by that rate.
Porter hours sit on top of the nightly janitorial program rather than replacing it. The best return comes from timing shifts to lobby and restroom peaks, the morning arrival, lunch and the end of the workday, instead of buying one long shift that idles through quiet hours.
Restorative floor work such as stripping and refinishing is priced per square foot per project, with a minimum charge on small areas. As of 2026 the usual band is $0.41 to $1.00 a square foot. Open VCT in good condition starts near $0.32, and small rooms, heavy finish buildup and detailed edge work push the figure up to $3.00.
Carpet extraction is priced per square foot per cleaning and follows local labor costs. In Oakland it typically runs $0.21 to $0.42 a square foot, and in Sacramento $0.20 to $0.40. Building both into an annual calendar spreads the spend across the year instead of landing as one large invoice.
Washing entries, plazas, walkways and building fronts is priced by the square foot for each visit. The typical band runs $0.17 to $0.47. Wide concrete decks with routine soil begin near $0.11, while entrances thick with gum and detailed facade washing climb toward $1.00. Our facade cleaning guide explains why some wall materials take slower, gentler methods.
Parking lot sweeping, landscaping and grounds care, high dusting, and window and detail cleaning have no fixed figure here, because each is priced straight from the property. Sweeping follows lot size, sweeps per week and litter load. Grounds follow turf and bed area, trimming and seasonal cleanup. High dusting follows ceiling height, lift access and how much structure is exposed. Detail glass follows the count of panes and partitions and how often each is cleaned. Light facility maintenance is priced into the plan beside the other services, and the walkthrough sets every one of these numbers.
Labor is most of every price, so local labor costs drive the regional spread. Reno, Sparks, Carson City and Fernley anchor the low end of each range. Sacramento, Roseville, Stockton, Modesto and the Tri-Valley sit in the middle. San Francisco, Berkeley and the Peninsula and South Bay cities, from Palo Alto to Sunnyvale and Mountain View, sit at the top.
The same five-night office program shows the curve. Sparks typically runs $0.14 to $0.21 a square foot monthly, Sacramento $0.15 to $0.23 and Palo Alto $0.16 to $0.25. Porter hours follow the same line, from $32 to $40 in Sparks to $37 to $47 in Palo Alto. Towers with detailed tenant standards sit above those bands in every city.
A 30,000-square-foot Walnut Creek office building on five nights a week at $0.19 a square foot comes to $5,700 a month. Add a weekday day porter for six hours a day, about 130 hours a month at $40, and porter coverage adds $5,200, for a combined $10,900 monthly.
An 18,000-square-foot medical office building in Sacramento, priced about a quarter above the city’s office band at $0.24, runs $4,320 a month for nightly cleaning. Stripping and refinishing 2,500 square feet of VCT corridors at $0.60 adds $1,500 per project, scheduled twice a year.
A Sparks business park office of 12,000 square feet at $0.16 comes to $1,920 a month on five nights. Washing 6,000 square feet of entries and walkways quarterly at $0.20 adds $1,200 a visit, or $4,800 over the year, and lot sweeping is priced from the walkthrough.
Put competing quotes on the same footing before comparing totals. Check that each one prices the same cleanable square footage, the same nights per week and the same porter hours. Look for periodic work such as floor refinishing, carpet extraction and high dusting listed with its own frequency, not folded into a vague monthly figure. Ask who supervises, how inspections run and who your single point of contact is.
A bid far below the typical band usually means fewer hours on site than the building needs, and the shortfall shows up as missed restrooms and tenant calls. A bid at the top should show where the extra goes: more porter hours, detailed standards or specialty work. Our one vendor or several guide covers the coordination cost a line-by-line comparison misses.
Post-construction cleaning is a one-time job priced by the square foot, often per phase. As of 2026 a final clean typically runs $0.22 to $0.70 a square foot across our area, from about $0.17 for light touch-ups to $1.05 for heavy dust, high ceilings and tight deadlines.
School and daycare programs run $0.11 to $0.22 a square foot monthly on five nights, usually at or a little below office rates. Industrial and warehouse programs land between $0.09 and $0.27 a square foot monthly on the cleanable area, from about $0.06 for large, simple floors to $0.48 for multi-shift plants.
Restroom deep cleaning is priced per visit from the number of restrooms and fixtures, the build-up they carry and the cycle you choose. Disinfection is priced from the touchpoint list inside your plan, and an on-request visit is priced by the area it covers and when it happens.
A few useful answers
A five-night office program in our area lands between $0.14 and $0.25 a square foot monthly, with light plans near $0.09 and demanding towers up to $0.46.
Typical programs run $31 to $47 a porter-hour, from about $28 for a simple single-building route to $57 for complex towers or short-notice shifts.
Labor is most of every cleaning price, and crew pay on the Peninsula runs well above northern Nevada, so the same five-night program prices higher in Mountain View than in Reno.
Straight from the property: lot size, sweeps per week and litter load for sweeping, and turf and bed area, trimming and seasonal cleanup for grounds. The walkthrough sets both figures.
