These services split naturally by when they happen. Janitorial work and night porter resets run after tenants leave, when suites, restrooms and corridors are empty. Day porter coverage runs through business hours, where traffic is heaviest. Exterior work, including pressure washing and parking lot sweeping, is set for early mornings, nights or weekends so walkways and lots are clear. Floor care and high dusting are scheduled as projects in empty spaces.
Knowing that rhythm makes a quote easier to read. Each service appears with its own frequency and time window, and together they cover the building from opening to close. Light maintenance threads through all of it: crews note the burned-out lamp or the dripping faucet they find on their rounds, and the fix goes onto the next maintenance visit.
Office buildings usually lean on janitorial, day porter, floor care and glass. Retail centers put more weight outside: lot sweeping, walkway pressure washing, litter pickup and common-area restrooms. Business parks need both, plus routes that move crews between buildings. Medical office buildings focus on lobbies, corridors, elevators and shared restrooms. Apartment communities combine clubhouse and hallway cleaning with grounds and exterior care.
These are starting points, not fixed packages. The walkthrough shows where your property departs from the pattern, such as a retail center with an office building on the same parcel or a business park with a public-facing lobby. See how each program is built on our property types page.
A facility plan has two layers. The recurring layer covers what happens every night or every day: restrooms, trash, floors, lobbies, porter rounds and lot sweeping. The periodic layer covers deeper work on a calendar: floor refinishing, carpet extraction, washing building fronts, high dusting and detail cleaning of glass and vents. Both layers belong in the same plan so the deep work lands before wear becomes visible.
Separating the two layers makes budgeting simpler and keeps work from falling between vendors. Our guide to building a facility services scope shows how to list areas, frequencies and periodic projects so every vendor bid, ours included, prices the same work.
A few useful answers
Janitorial and porter coverage make a good first bundle, with floor care, exterior and maintenance added as the plan settles.
Yes. Each property gets its own plan, all coordinated through one service manager.
After a walkthrough, you receive a quote listing each service, its frequency and the areas it covers.
Yes. New services are added to the existing plan and schedule, and your service manager briefs the crews so the change starts cleanly.
They run on one coordinated calendar. Floor projects follow the nightly clean, pressure washing finishes before porter rounds begin, and sweeping is set for hours when the lot is empty.
