Prospective residents form an opinion on the drive in, and current residents decide whether to renew based on the hallway outside their door. We care for leasing offices, clubhouses, fitness rooms, hallways and stairwells, then handle the parking areas, walkways and landscaping so the whole community looks well run.

View detailsA prospective resident’s tour starts at the entrance sign. They see the landscaping along the drive, the condition of the parking areas, the walkway to the leasing office and then the office itself. A current resident sees the same path every day, plus the hallway and stairwell outside their unit. Continental’s apartment plan covers that full path, inside and out.
Inside, the leasing office and clubhouse get the closest attention because they host tours. Fitness and amenity rooms come next, with equipment surfaces wiped and floors cleaned. Hallways and stairwells round out the interior. Outside, grounds visits, walkway pressure washing and parking area cleanup keep the community looking well run between tours.
Apartment work runs on resident time, not office hours. Hallway and stairwell cleaning happens during the day, when most residents are out. Leasing office cleaning is finished before tours begin. Pressure washing is set for quieter hours so walkways and stairwells stay usable, and landscaping visits are timed to keep equipment noise away from early mornings and evenings.
Layouts differ across communities. Garden-style properties spread over a wide site put more weight on grounds and parking, while mid-rise buildings put more weight on hallways, elevators and lobbies. Either way, the plan pairs interior cleaning with grounds care and light maintenance such as hallway lamps and paint touch-ups.
Apartment communities are priced on the footage of their shared spaces, not the units. Corridors and stairwells are open and repetitive, so they usually price in the lower half of the local office band, which 2026 market data puts at $0.14 to $0.25 per square foot a month across our area. Clubhouses, fitness rooms, mail rooms and trash rooms take more time per foot, and leasing offices are treated like small offices.
Take a 220-unit Concord community with 16,000 square feet of corridors, lobby, clubhouse and fitness room, with common areas cleaned five days a week at $0.19. That comes to $3,040 a month. Porter hours for move-in days, weekend pool and amenity checks, and parking lot sweeping are priced separately, and a property that wants daily trash-room attention moves higher. Garden-style communities with exterior breezeways rely more on sweeping and pressure washing than on interior cleaning. Lease-up periods, when model units and the leasing office see daily tours, are a good time to add porter hours. Porter and washing rates are in our facility services cost guide.
