High dusting and ceilings for a commercial property

High dusting and ceilings from Continental.

Dust collects on beams, vents, light fixtures and ledges far above the floor, and eventually it shows. High dusting removes it and brightens the whole space.

We clean exposed structure, pipes and ducts, vents and diffusers, light fixtures, high ledges and signage, and ceilings in lobbies, atriums, warehouses and stores.

Add it to your cleaning program on a periodic schedule for a property that looks complete from top to bottom.

Step by step

How it works.

01

Look up

We note beams, ducts, vents, fixtures and ledges that need attention.

02

Plan access

Lifts and equipment are planned around the space.

03

Clean after hours

Work is scheduled when the space is empty.

04

Repeat on a cycle

Quarterly or a few times a year keeps dust from building up.

Where overhead dust collects

Dust settles on every horizontal surface above eye level: the tops of beams and exposed ductwork, pipe runs, light fixtures, diffusers, high ledges and the tops of signs. In warehouses and converted loft offices with open ceilings, that surface area is enormous. In atriums and tall lobbies there is less of it, but it is more visible, because daylight shows every layer on ledges and fixtures.

Vents and diffusers deserve special attention. Dust that collects around a diffuser shows as dark streaks on the ceiling tiles around it, which makes an otherwise clean space look neglected. Cleaning the diffuser and the surrounding tiles on the same visit removes the source and the stain together.

High dusting by property type

Distribution and warehouse buildings in Stockton, Hayward, Sparks and Fernley have tall open ceilings where lights and ductwork collect dust over time. Retail stores need clean fixtures and signage above shoppers’ heads. Converted warehouses in Oakland and loft offices in San Francisco have exposed structure that is part of the design and needs to look it. Office tower lobbies and atriums need ledges and fixtures that match the polished floors below, and our office cleaning frequency standards put lobby fixtures and tall ledges on a cycle of a few times a year.

The cycle follows how open the ceiling is and how busy the floor below gets: open warehouses and atriums sit at the shorter end, enclosed lobbies at the longer end. Book it ahead of floor care so any falling dust is cleaned up in the same visit, and pair it with detail cleaning for a space that looks finished at every height.

What sets the price of high dusting

High dusting is priced by the project or by the visit, built from crew hours and the equipment the job needs. Ceiling height is the first factor: work reachable with extension tools costs far less than exposed structure 30 feet up that calls for a lift. The area of overhead surface comes next, counting beams, ductwork, pipe runs, light fixtures, diffusers and high ledges.

Dust load and setting add to it. A Sparks warehouse that has gone years without overhead cleaning takes longer than a lobby on a quarterly schedule, and retail floors or occupied offices need merchandise and desks covered before work starts. The work is usually scheduled overnight or on a weekend, which shapes crew hours. A regular frequency, such as twice a year, keeps each visit shorter. At the property walkthrough we measure the heights and surfaces, then price the job in a written quote. Our facility services cost guide shows how periodic work like this sits beside the recurring lines in a yearly budget.

A few useful answers

Common questions.

How often is high dusting needed?

Quarterly or a few times a year suits most buildings.

Do you clean warehouse ceilings?

Yes, along with atriums, lobbies and retail spaces.

Can it be done after hours?

Yes, we schedule it to avoid disruption.

Do you protect merchandise and desks below the work?

Yes. Merchandise and desks are covered before work starts, and the covers come off once the dust is cleared.

Does high dusting pair with floor care?

Yes. Booking both in the same visit finishes the space top to bottom.

What do you need to know to plan access for high work?

Ceiling heights, what sits below the work area, and any racking, displays or furniture that must stay in place. That shapes the lift and equipment plan for the visit.

Does high dusting include exposed ductwork and pipes?

Yes. Exposed ducts, pipe runs, beams and the structure around them are part of the work, along with vents, fixtures and high ledges.
