Floors take more abuse than any other surface in a building, and they’re the first thing visitors see. A planned floor care program keeps them bright and protects a costly investment.
We care for VCT, tile, marble, terrazzo, bare concrete and carpet, with scheduled scrubbing, burnishing, strip-and-wax refinishing, stone polishing and carpet extraction timed to your traffic.
Floor care fits neatly alongside janitorial and porter service in your Continental program, so lobbies and corridors look polished all year.

Nightly janitorial care keeps the finish looking fresh.
Each surface needs its own routine. VCT in corridors and breakrooms holds up best with regular scrubbing and burnishing, plus a strip and refinish when the finish wears through: crews strip the old wax down to the tile and lay fresh coats that buff to a hard shine. Tile and grout need deep scrubbing to lift soil out of the grout lines. Bare concrete in warehouses and loading areas gets machine scrubbing that lifts tire marks, grit and spills out of the surface. Marble and terrazzo lobbies get stone care: pH-neutral cleaning that protects the surface, then polishing that brings back the reflective finish visitors notice first. Carpet in suites and corridors needs extraction and spot care.
Mixing methods across one building is normal. An office property often pairs a stone or tile lobby with VCT in back corridors and carpet in suites, and each gets its own line on the maintenance calendar. That is why the assessment step matters: a floor plan with every surface type marked keeps the right work on the right floor.
Traffic sets the cycle. Lobby floors and main entrances take the most grit and need burnishing or scrubbing most often. Corridors and elevator landings come next. Carpeted suites need extraction on a longer cycle, with spot care in between. Retail center restrooms and medical office lobbies sit at the busy end of the scale, while lightly used upper-floor corridors sit at the other end.
Nightly dust mopping by the janitorial crew and spot cleaning by porters during the day extend the life of every finish, which stretches the time between refinishing projects. Scheduling floor work right after high dusting means dust falling from beams and fixtures is picked up before the burnish rather than after it.
Stripping and refinishing resilient floors is priced per square foot, with a minimum charge on each visit. Published 2026 pricing puts the usual band across our service area at $0.41 to $1.00 a square foot, lower in Nevada and the Central Valley and higher in Bay Area cities such as Mountain View. Large open corridors price below that band, and small, detailed or heavily built-up jobs can reach $3.00.
Take a Walnut Creek medical office building with 6,200 square feet of VCT across its corridors and ground-floor lobby. A full strip and refinish at $0.72 comes to $4,464 per job. Done once a year, with regular burnishing in between, that is the whole yearly refinishing cost; stripping twice a year doubles it to $8,928.
Old finish that has yellowed and built up takes extra passes to remove, and every room full of furniture the crew has to move adds labor. Small rooms slow the machines, which is why the minimum charge makes a single break room cost more per foot than a long corridor. In downtown towers, freight elevator bookings and loading dock rules shape when equipment can come in, and overnight or weekend work keeps a lobby open but costs more than a weeknight slot. Stone, terrazzo and carpet extraction use different methods and carry their own pricing. We look at the floors during the property walkthrough and break the work out by area in a written quote.
A few useful answers
Busy corridors and break rooms are commonly stripped and refinished once or twice a year, with burnishing in between, while quieter areas go longer. We set your cycle after seeing the floors.
Yes. We schedule floor projects for evenings and weekends.
Yes, including extraction and spot treatment.
VCT, tile, stone, concrete and carpet across lobbies, corridors and suites.
Yes. It slots into your janitorial program as scheduled project work.
Where each surface type sits, when the floors were last refinished or extracted, and which areas look worn. If you do not have that history, the assessment fills it in.
Projects are scheduled in evening and weekend windows with time for finishes to dry, so tenants return to finished floors.
