Everything your business park needs.

On a multi-building campus, the hard part is consistency. One building with a tired lobby or an unswept lot drags the whole park down. We keep every building on the same plan and the same inspection checklist, and we run porter routes and exterior crews across the campus so the grounds between buildings look as cared for as the suites inside.

Running a campus as one property

Business parks fall short on consistency more often than on effort. One building gets a new lobby finish while another still shows worn carpet; one lot is swept while the back lot collects litter. Continental treats the park as a single property with many parts. Every building is on the same checklist, every lot is on the same sweeping calendar and every courtyard follows the same grounds standard.

That structure also makes reporting simple. Rather than separate updates from each vendor for each building, the property team hears from one service manager about the whole park. Issues that cross buildings, such as a shared courtyard or a common parking area, have a clear owner instead of falling between vendors. Night crews hold keys and badges for several buildings at once, which is why every person on a campus route is background-checked.

Exterior work that ties buildings together

On a campus, the spaces between buildings carry as much weight as the lobbies. Walkways connect entrances, landscaped courtyards serve as outdoor meeting space, and parking wraps the whole site. Sweeping, litter pickup, pressure washing and landscaping run on coordinated routes, so the entire site is covered on a predictable cycle instead of building by building whenever a vendor finds time.

The bigger the park, the more those routes matter, so exterior work gets its own calendar. Our exterior upkeep schedule shows how to sequence that work across the year, and grounds care covers the courtyards and frontage.

Business park cleaning costs against office rates

Business parks are priced on the same per-square-foot basis as single office buildings, and they often land at or below the middle of their city’s office band. Several buildings on one campus let a crew and supervisor move between them without travel time, and simple suites with shared restrooms clean faster than a dense tower floor. What a park adds is the ground between buildings: lot sweeping, landscaping and pressure washing are separate lines, priced by visit or by area.

Take a six-building Fremont park with 180,000 square feet of offices and R&D space. Using 2026 market rates, nightly janitorial at $0.18 comes to $32,400 a month, with sweeping, grounds visits and a porter route added as their own lines. Buildings with labs, cafes or heavy daytime traffic sit higher than the rest, and vacant suites drop out of the footage until they lease. Regional office bands and porter rates are laid out in our facility services cost guide.

A few useful answers

Common questions.

Can one porter route cover several buildings in a park?

Yes. Routes are timed so each building gets its checks during peak hours.

Do you handle the parking lots and grounds as well?

Yes. Sweeping, pressure washing and landscaping are part of the same plan.

Can each building have a different plan?

Yes. Plans are set building by building and coordinated by one service manager.

Can tenant suites in the park be added one building at a time?

Yes. Common areas are often the starting point, and individual tenant suites join the plan building by building as tenants ask for service.

How are shared courtyards and walkways handled?

They sit in the campus-wide part of the plan, with sweeping, litter pickup, pressure washing and grounds work scheduled on one cycle for the whole park.
