Facility cleaning cost calculator
Choose a service, enter your building’s size, its use and how many nights a week it needs cleaning, and this facility cleaning cost calculator returns a monthly range for janitorial service in a few seconds. Add porter hours if lobbies and restrooms need daytime coverage, then send the figure to us with your quote request.

What your facility could cost to clean each month.
First choose the service you need, recurring facility cleaning or floor strip and wax. For cleaning, start with the cleanable area: the floors a crew actually works through on each visit, not the gross size printed on a lease or tax record. Leave out racked storage, mechanical rooms and locked suites that stay off the nightly route.
Four inputs shape the range.
Square footage sets the base. A larger building takes more crew time on every visit, so the range climbs as cleanable area grows. The facility type comes next, because each kind of space carries its own pace of work: a carpeted office with open workstations moves along faster than a dental suite where every operatory gets disinfected.
Frequency multiplies everything. Choosing five nights instead of three adds crew time across the whole month, and seven-day buildings carry the most. Cutting back to one or two nights saves less than you might expect, since grime and restroom use pile up across the longer gaps and every clean has more of it to remove. Porter hours stack on top. A day porter who restocks restrooms, clears lobby spills and resets conference rooms is billed for each scheduled hour, apart from the nightly janitorial crew. Leave that field blank if your property only needs after-hours cleaning.
Why a clinic, a showroom and a warehouse land far apart.
Medical and dental offices sit at the slow end of the list. Crews follow the practice’s own protocol in every exam and procedure room, let each EPA-registered disinfectant sit wet on touch points through its full label dwell time, and waiting rooms turn over all day. That detail adds time to every room, so the same square footage costs more than general office space. Our medical office buildings page walks through the nightly routine.
Retail sales floors go quicker: long open aisles, one restroom block and few desks to dust. Schools and churches fall in between, with classrooms and pews each setting a different pace. Open warehouse floors move fastest of all, because an auto-scrubber covers wide aisles in a fraction of the time hand work takes. Offices, break rooms and restrooms inside a distribution building price like office space, so run the calculator once for each area and add the two ranges. For a manufacturing plant, the plant option prices its offices, break rooms, locker rooms and restrooms, while production areas, with their machinery and process work, are priced at the walkthrough. The industrial and warehouse cleaning page explains how crews handle both.
Local labor decides where you land.
Labor is most of every cleaning price, and the range follows what crews earn across our region. Buildings in San Francisco and along the Peninsula and South Bay sit toward the top. Oakland, Berkeley and the Tri-Valley follow close behind. Sacramento and Roseville fall in the middle, while Central Valley cities such as Stockton and Modesto, along with Reno, Sparks, Carson City and Fernley, sit toward the bottom.
Those ranges already carry what stands behind a Continental crew: a supervisor’s quality checks, insurance and workers’ compensation, and the products used on every visit.
What the walkthrough adds to the picture.
The calculator knows your square footage, your building type and your schedule. A walkthrough fills in everything else that moves the final number, and these are the details we count while we are there:
- Restrooms and kitchens: every stall, sink and kitchenette adds time, and a full restroom on each floor weighs more than one shared set by the lobby.
- Floor types: carpet, VCT, sealed concrete, marble and terrazzo each call for their own equipment and nightly care.
- Traffic and condition: a busy main entrance, or a building that has gone months without a thorough clean, needs extra hours at the start.
- Day or night service: cleaning around occupied desks and cleaning empty suites after hours set different crew schedules and paces.
- Supplies: toilet tissue, hand towels, soap and can liners come from our janitorial supplies program, or crews refill dispensers from your own stock.
Periodic work is priced on its own lines, outside the monthly range: floor care such as strip-and-refinish and stone polishing, carpet extraction, window and detail cleaning and restroom deep cleaning. Our facility services cost guide lists the regional ranges for those services.
Estimating a strip and wax project.
With strip and wax selected, enter the vinyl tile area to see a range for one project. The job is priced by itself, not folded into the monthly figure, and the rate per square foot falls as the floor grows: moving furniture, stripping edges by hand and laying down coats of finish start from the same setup whether the job is one corridor or a whole office wing. Projects below a certain size carry a minimum charge.
Our facility services cost guide quotes a single square-foot band for strip and wax; the calculator goes further and works in the discount a bigger floor earns, which that band leaves out. See floor care for how crews strip and refinish.
From an estimate to a written quote.
The range gives you a planning figure for a budget meeting or a vendor comparison. Press the button under the result and the calculator carries your inputs and estimate straight into the quote form, so there is nothing to retype. We set up a free walkthrough on your building’s calendar, evenings and weekends included, measure the cleanable area, note traffic and access hours, and send a written quote that prices each service on its own line.
Managing several properties? Run the calculator for each building and send them in one request. One service manager handles the walkthroughs and quotes across your portfolio, from the Bay Area to Sacramento and Reno.
A few useful answers
Common questions.
What counts as cleanable square feet?
The floor area crews clean on each visit: offices, corridors, restrooms, break rooms, lobbies and shared spaces. Leave out storage racks, mechanical and electrical rooms, and suites that sit vacant or locked.
Why does the result show a range instead of one number?
Two buildings of the same size and type differ in layout, fixtures and traffic. The low end fits open, simple spaces in lower-cost areas, and the high end fits dense, detailed buildings in higher-cost areas. The walkthrough places your building inside it.
Are restroom paper and floor care part of the estimate?
The range covers routine nightly cleaning. Restroom paper, soap and liners are priced on their own when we supply them, or crews refill from your stock, and floor care, carpet extraction and window work are quoted as separate lines.
Can a small suite get an estimate here?
Yes. Each visit has a minimum length, set by the setup and restroom work any suite needs, and a recurring plan never bills below its monthly minimum, which the calculator applies on its own when a small space would come in under it. For an exact figure, call (408) 668-0624 or send the quote form with your square footage and how often you want cleaning.
Does the calculator work for buildings in Reno or Carson City?
Yes. The same inputs work across our Nevada and California service areas. Northern Nevada buildings land toward the lower end of the range, and the walkthrough confirms where yours sits.
