Class A office lobby with a polished stone floor and glass curtain wall

Disinfection and sanitizing from Continental.

Tenants judge a building by what they touch. The lobby door pull, the elevator call button, the break room faucet and the restroom stall latch all pass through hundreds of hands a day. Continental adds disinfection to those surfaces as a planned part of your cleaning program, so shared spaces feel cared for and tenants notice the difference.

Disinfection works best as part of the routine rather than a separate vendor’s visit. Because the same crews already clean your restrooms and common areas, adding touchpoint disinfection means one schedule, one checklist and one point of contact.

Soil off first, then the disinfectant

Every visit follows the order public-health guidance recommends: surfaces are cleaned before they are sanitized or disinfected, because dirt and residue keep the chemistry from doing its job. Crews wipe away visible soil, then apply the disinfectant to the cleaned surface.

Contact time matters just as much. Each product lists how long a surface has to stay wet to work, and our crews leave it in place for that full time instead of wiping it off right away. Products are chosen to suit the surface, from stainless elevator panels to laminate break room tables, and they are used as the label directs.

That routine is written into the checklist, so it holds every night, with every crew member, at every property in your portfolio.

The touchpoints we cover

Entry areas come first: door pulls, push bars, directory touchscreens, reception counters and the elevator call buttons on every landing. Inside the cab, the floor buttons and handrails are wiped on each visit.

Restrooms get handles, faucets, flush valves, stall latches, dispensers and counters. Break rooms get refrigerator and microwave handles, coffee machine controls, faucet levers, tables and chair backs. Shared office equipment such as printer panels, conference room tables and shared phones joins the list where your tenants use it.

At retail centers and business parks, common-area restrooms, mailrooms and fitness rooms get the same treatment, coordinated with porter rounds during the day.

Routine programs and on-request visits

Disinfection usually sits as a nightly line inside the janitorial plan, with restrooms and touchpoints covered on every visit. Busy buildings can add a midday porter pass on the highest-traffic surfaces, since the morning arrival and the lunch hour leave the most handprints behind.

On-request visits handle the moments outside the routine: a seasonal spike in tenant absences, a suite where someone fell ill at work, or the days before an open house or investor tour. One call to your service manager puts a crew on site, and the work is logged with the rest of the property’s service.

For medical office buildings, where suites carry their own clinical routines, we can add terminal cleaning of exam and procedure rooms at the provider’s request, alongside the lobby, corridor and restroom work we handle in the common areas.

Where it matters most

In medical office buildings, the focus is waiting rooms, elevator lobbies and shared restrooms that patients pass through all day. Life-science buildings can pair office-area disinfection with the stricter routines their lab teams run.

Retail centers concentrate on public restrooms and food court seating, and apartment communities on clubhouse kitchens, fitness rooms, package rooms and mailbox banks. Schools and child care centers set their own routines, and our school and daycare cleaning page explains how we fit around them.

What sets the price

Disinfection is priced from the touchpoint list inside your plan. The main drivers are the number of touchpoints and restrooms on the list, how often each one is covered, whether a daytime pass is added on top of the nightly clean, and the number of buildings on the route.

On-request visits are priced by the area covered and the timing, with after-hours and weekend visits at a premium over a scheduled weeknight. The walkthrough lists every surface and frequency, and the written quote shows disinfection on its own line so you can see exactly what it adds.

A few useful answers

Common questions.

Why does the disinfectant stay on the surface before it is wiped?

Each product needs a set contact time to work, listed on its label. Crews leave the surface wet for that full time, then wipe or let it air dry as directed.

Which surfaces belong on a nightly disinfection list?

The ones the most people touch: door pulls, elevator buttons, restroom fixtures, faucet levers, break room appliance handles and shared tables.

Can a crew come out the same week after someone falls ill in a suite?

Yes. Call your service manager and we schedule an on-request visit for that suite and the restrooms and common areas around it.

Will disinfecting products damage elevator panels or stone counters?

No. Products are matched to each surface, such as stainless, laminate or sealed stone, and applied as the label directs.

Can our tenants request extra touchpoint rounds for one floor?

Yes. Extra rounds can be added for a single floor or suite and billed to that tenant, while the base program stays the same.
