Janitorial service is the foundation of a well-run property. Continental builds a cleaning program around each building: the areas, the traffic, the tenants and the standard you expect.
Our teams follow clear checklists night after night, and supervisors review the work so quality stays high. Restrooms are cleaned and restocked, trash and recycling are handled, floors and surfaces are cared for, and common areas stay ready for the morning.
Because janitorial sits alongside porter, floor care and maintenance in one program, small issues get handled before they become tenant complaints.

Supervisors inspect against the checklist so the standard holds.
Restrooms get the most attention on every visit: fixtures, partitions, mirrors and floors are cleaned, and dispensers are refilled so the morning crowd finds them stocked. Breakrooms get counters, sinks, tables and appliance fronts wiped. In tenant suites, crews empty bins, wipe reachable surfaces and touchpoints, and vacuum or mop. Routes finish in the lobby and elevators, so the first space tenants see in the morning is the freshest.
Each area carries its own line on the checklist, and that line is what supervisors inspect against. A checklist that simply says clean restrooms invites drift; one that lists fixtures, partitions, floors and supplies holds the standard across every night and every crew member. The same detail makes the program repeatable at the next property in your portfolio. Deeper work such as burnishing and refinishing runs through floor care.
Multi-tenant towers in San Francisco or downtown San Jose need nightly service, because restrooms and lobbies take heavy daily traffic. Smaller professional buildings with lighter occupancy often do well on three or four nights, with restrooms and trash covered every visit and quieter suites rotated. Life-science and R&D buildings on the Peninsula can set office areas and shared spaces on separate cycles.
Frequency is easier to set once you know where the traffic goes. During the walkthrough we note which restrooms, entrances and breakrooms see the heaviest use, and those set the baseline. If daytime traffic outruns a nightly clean, adding day porter coverage is usually a better fit than adding janitorial hours.
Continental prices recurring janitorial service by the square foot each month. Across the area we serve, published 2026 market data puts a five-night program at $0.14 to $0.25, from Carson City and Reno offices at the low end to Peninsula and South Bay buildings such as Mountain View’s at the top. Towers with heavy traffic and detailed tenant standards sit above that band.
The math is footage times rate. A 48,000-square-foot downtown San Jose office building with tenant suites on four floors and two restroom cores per floor, cleaned five nights a week at $0.21, comes to $10,080 a month. Move the suites to three nights while lobbies and restrooms stay on five, and the monthly figure drops.
Cleanable footage and visit frequency set most of the price. After that come restroom and break room counts, the split between carpet and hard floor, tenant density and how the crew gets in after hours, since a security desk sign-in and a freight elevator schedule in a high-rise add minutes every night. Labor is the biggest cost in every program, which is why the same building prices higher on the Peninsula than in Reno. Floor refinishing, carpet extraction and glass work are priced as separate lines, and our facility services cost guide breaks those out. The property walkthrough comes first, and the written quote lists every area, task and frequency behind the number.

Yes, along with lobbies, corridors, restrooms and amenity spaces.
Yes. We set the start date with you and run the first nights against your current checklist, so there is no gap in service.
Restrooms cleaned and restocked, trash and recycling removed, desks and touchpoints wiped, floors vacuumed or mopped and common areas reset. We confirm the exact list with you at the walkthrough.
Yes. Porters cover the day and the janitorial crew resets the building at night, coordinated by one service manager.
The report goes to your service manager, who passes it to the crew and has a supervisor check that area against the checklist on the next visit. Repeat misses lead to a change in the route, not just a reminder.
Yes. A floor of open offices, a floor of lab support space and a ground-floor lobby each get their own tasks and frequencies within the same janitorial plan.
