Day and night porter
Porters keep lobbies, restrooms and common areas looking their best while the building is busy, and reset everything overnight.

Even the best nightly cleaning can’t keep up with a busy building at noon. Day porters handle the constant upkeep that tenants and visitors notice: restroom checks, spill response, trash runs, lobby touch-ups and entrance care.
Night porters reset the property after hours, covering lobbies, entries, elevators, amenity spaces and the exterior so the building opens fresh every morning.
Continental schedules porter coverage around your property’s peak hours and coordinates it with janitorial and exterior services for complete, all-day care.

Porter rounds are timed to those peaks, inside and out.
03
Day and night porters start on the hours you choose.
04
Coverage moves with tenant occupancy and seasonal traffic.
A day porter’s shift follows the building’s traffic. Early on, the round focuses on entrances, lobby floors and elevator cabs as tenants arrive. Late morning and after lunch, restrooms and breakrooms take priority: checks, restocking, trash runs and quick spot cleaning. Between peaks, porters wipe lobby glass, tidy seating areas and walk entries and walkways for litter. Each pass follows the same order, so nothing on the route gets skipped.
Night porters work differently. With the building empty, they reset lobbies, wipe elevator interiors, clear amenity spaces and walk the exterior, so the property opens clean. In buildings with overnight janitorial crews, night porters take the common areas while the janitorial team focuses on suites and restrooms, which shortens the night for everyone.
Porter hours should follow foot traffic, not the clock. A San Francisco high-rise lobby or a busy San Jose retail center needs coverage through the whole business day. A suburban office park in San Ramon or Pleasanton often needs porters only through the morning arrival and the lunch peak. Life-science campuses in South San Francisco, where work continues into the evening, can add a late shift.
Start with the busiest hours and the busiest areas. Coverage grows by adding hours, adding buildings to a route or adding a night shift, without rewriting the rest of the plan. Porters also pair naturally with parking lot sweeping on retail and campus properties, where exterior litter builds up during the day.
Porter service is billed by the hour. In 2026 market data, porter service across our area runs $31 to $47 per porter-hour: Nevada and Central Valley properties sit toward the bottom, and Peninsula and South Bay buildings toward the top. Complex towers and short-notice shifts price above that band, while a light route in a single building sits below it.
Monthly cost is hours times rate. Consider a San Francisco life-science building with a day porter from 7 a.m. to 3 p.m. on weekdays, about 173 hours a month, plus a four-hour night porter reset five evenings a week, about 87 more. At $42 an hour, those 260 hours come to $10,920 a month. Trim the night reset to three evenings and the total falls by roughly $1,460.
The route sets the rate. A porter covering restrooms on twelve floors, a busy lobby, conference room resets and a rooftop amenity deck works harder than one walking a single ground-floor loop, and the price reflects it. Weekend and holiday shifts and overtime when tenants run late push the hourly figure up, while a steady weekday schedule keeps it lower. Coverage timed to the lunch rush and the end of the workday often does more than longer shifts. We set the hours at the property walkthrough and spell out the schedule and route in a written quote.

A janitorial crew cleans the whole building on a schedule, usually after hours. A porter keeps the occupied building presentable between those cleans, moving through restrooms, lobbies and entries on a set route. The two work best together, coordinated in one plan.
